3 Green Home Improvements that Appeal to Buyers

More and more home buyers are interested in purchasing a green home. If your home is relatively new, you may not have to put much effort into making your home appeal to those buyers, but what if you have an older home? Here are 3 green home improvements that appeal to buyers that just might help you sell your home faster.

Insulation

Insulation helps to keep the temperature in the home regulated. Keeping the temperature regulated increases energy efficiency and the comfort of the home. Insulation keeps the home cooler in the summer and warmer in the winter. Putting in additional insulation can be a low cost way to make your home appeal to buyers looking for a green home.

The insulation in your home is a protective shield against outside temperatures, pollution, and other irritants. It serves as a noise barrier, keeping the sounds from your home less likely to be heard outside and limits to the amount of outside noise that gets inside.

Remember to take end drafts by using weather stripping or caulk around doors and windows. Check the attic, basement, and walls that are connected to garages. These connecting walls can sometimes have cracks that need to be filled. Adding more insulation to these areas can be beneficial.

Double Paned Windows

A double paned window is made with two glass panels facing each other with a small space between them that is filled with argon (a non-toxic gas) or air. These glass panels are placed in a frame. The addition of this gas or air helps to insulate and provides a more energy efficient window.

Another benefit of the double paned window is the reduction of noise. Because of the thickness and insulation, you are less likely to hear outside traffic and noise from the neighborhood.

Double paned windows may be coated with a UV protection glaze. The strength of this glaze is dependent on the climate. In colder climates, the windows should allow sun in to the home to help with heating costs. In warmer climates, the windows should keep much of the sun out in order to help with cooling costs.

Heating and Cooling Systems

One of the best home improvement upgrades you can make to ensure you home is more energy efficient is in your heating and cooling systems. Check is the size of your central unit or furnace. Make sure it’s the correct size for your home. If either of those are too large or too small for the space, they are costing extra money and making your home less efficient.

Check the duct work throughout your home. If you have leaks in your duct work, the heated or cooled air is being wasted within the walls.

Give your systems a bit of help with the addition of ceiling fans and compact fluorescent lightbulbs. Ceiling fans help to circulate the air throughout the home. Compact fluorescent lightbulbs produce less heat.

Other Green Tips

There are other things you can do to make your home more appealing to a buyer looking for a green home.

Replace incandescent lightbulbs with compact fluorescent lightbulbs. They save energy and decrease greenhouse gases. They tend to last longer than traditional lightbulbs.

Add water filters to your sinks to remove the need for bottled water. This shows potential home buyers that you are environmentally conscious. Not only will you save money, but you’ll lessen the impact plastic has on the landfills.

Add timers to lights or use lighting that has sensors that recognize when someone comes in or leaves a room. This is ideal for those prone to leaving lights on throughout the house as they move from room to room.

Have a system and a space for recycling. Keep the area neat and orderly. Remember to wash out cans to reduce the likelihood of pests.

Replace your showerhead with a low flow model that is meant to save on the amount of water used when showing.

Doing these things to improve the appeal of your home to potential home buyers has the positive outcome of saving you money while you are waiting for your home to sell.
