As I’m sure you’ve read and seen on the news, there has been resurgence in the number of home buyers who are interested in purchasing property this season. Part of my responsibility as a real estate agent in The Woodlands, TX is to inform my community about when the best time is to sell their home, and I can safely say that now would be the ideal time to do so. With that being said, it’s also more important than ever to make sure that your home in The Woodlands is buyer-ready when you decide to list it. You don’t want to lose the opportunities that this upturn in the market has presented. That’s why preparing your home for sale is more important than ever.

There are a number of things that a home seller in The Woodlands should do to prepare their home for sale, including:

1.    Give it a deep cleaning. One thing that most sellers forget is that buyers have a more critical eye than the average visitor to your home. They’re not just going to expect your home be clean, they’re going to expect spotless. Make it shine. Pay special attention to the kitchen and bathrooms, as those are the two areas of the home in which buyers are the most aware of flaws. I’d recommend hiring a professional cleaning service in order to really make sure things are ready for showing time. The more well-maintained your home looks when buyers see it, the higher your offers will be.
2.    De-clutter and get organized. You’d hear it from most real estate agents in the area: the more impersonal the home looks, the easier it will be for a seller to see your home as theirs. You’re going to be moving anyway, so look at this as a great time to get started with the packing process. Get rid of unnecessary clutter and junk and start packing up family portraits or huge paintings. You’d be surprised at how much more spacious your home looks once you get it organized. It adds more square footage, thus becoming more appealing to buyers.
3.    Keep it neutral. Some rooms in your home might need a fresh coat of paint to really be buyer-ready. If this is the case, try and keep the colors as neutral and toned-down as possible. You might really love the orange or green walls you have in one room, but these tend to be distracting to buyers and keep them from seeing the spatial potential in the area. The more neutral the wall color, the more buyers will be able to focus on the room itself and what features it has to offer.
4.    Remodeling? Keep it practical. Any little updates or remodeling projects you take on to add to your home’s value need to be practical and in-line with the character and needs of your neighborhood. It’s important to focus more on necessary repairs and upgrades that absolutely need to be made to make the house look well-maintained. Prioritizing your remodeling plans will help you see more success with the buyers, as you will have addressed the major issues early-on, thereby adding value to your home.
5.    See your home through a buyer’s eyes. Before you open your doors for showings, give your home a walk-through and try to look at it as a buyer would. If you were going to buy your home, is there anything that you would want fixed or updated? Are there any loose ends that need to be tied? Think about what you would want to see in a new home and apply it to yours.

As a real estate agent for The Woodlands, TX, I tell my seller clients to heed this advice in order for them to get more buyers interested in their property. The current market is ideal for sellers, as buyers have been more active.
