1. Pack up your photos.
You want the buyers who are shopping for a new home in The Woodlands or Magnolia to actually see the home and not get lost in the memories created in your home. Lots of negotiating can come from the images on the walls. A skilled Realtor will use the photos to gain an inside scoop on what the motivation is for a seller. The buyers will also spend too much time looking at your photos and not the house. Use the showing times as an opportunity to showcase the features of the home and not what will be leaving. If you have nice hardwood floors, show them off. Make sure that your furniture is space appropriate for your room. Let the buyer imagine what the new memories are that will be created after the sale.
2. Clean out the cabinets and closets.

Only have one set of dishes in your kitchen cabinet, plus only the main glasses that you use. Don’t let the plastic cups fall out of the door when your buyer looks inside. Put your socks and underwear in the proper space inside your master closet. Put the shoes on the proper rack.

Buyers are looking for homes that are tidy and clean. They want to feel like the owners have taken immaculate care of the house. They want to feel like they are walking into a well taken care of home. If your home is dirty, they will quickly walk out and not give it another glance. This is the best way to maximize your return on your sale. The cleaner the house, the more money you will get for it. So many times I have had clients walk into a clean home and say that they could just move right in. That is the response a seller would love to hear. You don’t have to have all of the latest gadgets and upgrades, just make sure it is clean. Get rid of the dust, dirt and hairs. If it looks like you need to touch up something, you probably do. Just do it. Cleaning is the least expensive way to capture a higher offer price.
